General Price Guidelines
It can be difficult to find accurate pricing guidelines online when researching for your project. Many popular pages give people an unrealistic cost basis to rely on as they have derived their information from averages across Australia and all different business types and sizes. Below we have given some indications on pricing in SEQ for a custom builder.
Something to note, particularly for new builds is that custom builders cannot compete on price with volume builders. Where custom builders do continually beat volume builders is in quality, accuracy, communication (you get to work with the actual builder) and post project help and advice.

Project Types
Custom Extensions
Custom extensions are generally the most expensive $ per m2 due to the fact you are not only building a new structure but also renovating part of an existing structure and need to seemlessly marry the two together which is very time consuming.
Typical m2 prices for custom extensions(slab on ground single storey) including either a kitchen or bathroom are between $4000-$6000 per m2.
New Builds - Slab on ground single storey
New builds are slightly cheaper than extensions per m2 as there is no exisitng structure to contend with and there is less variables in pricing allowances.
A modest custom built home with typical finishes and design will vary between $3000-$5000 per m2.
A home that is custom built with higher end finishses and design (raked ceilings etc.) will typically run between $5000-$8000 per m2.
A full architectural build, particularly on a difficult site will be $8000+ per m2.
Internal renovations & Bathrooms
Internal renovations that included kitchens and bathrooms, full internal re paint, new flooring and upgraded electrical will run between $1500-$4000 per m2 depending on the extent and quality of the changes.
Bathrooms:
Low end
Minimal changes, replace fixtures, paint and upgrade lights and fans.
$10,000-$15,000
Mid level
Strip walls back to frame and upgrade/move some plumbing fixtures, new floor tiles and new tiles to shower walls only + new paint etc.
$20,000-$30,000
High end
Full gut and re do of fixture locations, possible structural changes, full height tiling to all walls and all new quality fittings and fixtures.
$32,000-$50,000
Outdoor roof/carports
Properly designed and engineered out door insulated panel roof/carports range from $300-$850 per m2.
